This is a reference list of everything Reme can draft or do on a transaction. Every item below either drafts something for your review in the Feed or records a change — nothing on this list sends or executes without going through the approval rules covered in Risk levels and approvals.

Communication

Deadlines and compliance

ActionWhat it does
Compliance FlagFlags a missing requirement or compliance gap it finds while reviewing a transaction, and creates an action item for you to address.
Contract Accuracy CheckReviews the data extracted from an uploaded contract for problems — deadlines that conflict with the closing date, missing required addenda, date errors, or numbers that don't add up.

Documents

Reme also does two things automatically, outside the Feed's draft-and-approve flow, whenever a document is uploaded to a transaction:

  • Document classification — identifies what kind of Colorado form a document is (a CBS1 contract, an SPD19 disclosure, and so on) and tags it. If it isn't confident, the document is flagged for you to confirm the type yourself.
  • Document completeness scan — checks a document for missing signatures, blank required fields, and date mismatches.

Stage and pipeline

Stage UpdateMoves a transaction to its next pipeline stage once the conditions are met — for example, from Under Contract to Pre-Closing once pre-close tasks are done.
Calendar EventAdds a deadline or key date — closing, inspection, earnest money due — to your connected Outlook calendar.

Contract-specific drafts

CDA DraftDrafts a Commission Disbursement Authorization for the title company, calculating your payout from the sale price and commission rate. Always requires your approval.
Inspection Objection DraftDrafts a CREC-compliant inspection objection letter for the buyer to deliver to the seller after an inspection turns up issues.
Appraisal Gap Addendum DraftDrafts an addendum when the appraisal comes in below the agreed contract price, capturing the buyer's agreed gap coverage.
Loan Waiver DraftDrafts a loan-objection waiver, loan-termination notice, or rate-lock change notice, based on the buyer's financing decision.
Warranty Transfer DraftDrafts the home-warranty handoff email to the buyer's agent when a seller-paid warranty needs to transfer into the buyer's name.
Repair Receipt ForwardTracks which agreed inspection-resolution repair receipts have come in, and once they're all in, drafts the email forwarding them to the buyer's agent.

Vendors and marketing

FAQ

Does Reme have more capabilities than what's listed here?

This list covers every action available to Reme's drafting and automation system as of this writing. If Done-Deal adds a new one, it'll be added here.

Can Reme send a document for signature on its own?

No. Reme can draft documents like an inspection objection or a CDA, but sending anything for e-signature is always a separate, manual step you take — see Sending a contract for signature.

Why don't document classification and the completeness scan show up in the Feed like everything else?

They're automatic checks that run the moment a document is uploaded, not drafted communications waiting on your decision. A low-confidence classification does prompt you directly on the document itself to confirm the type.

Are any of these tools risk-classified differently from each other?

Yes — each one carries its own default risk level based on what it does and who it's addressed to. See Risk levels and approvals for how that's determined.
