Starting a form: picking its deal
Every form in Done-Deal lives on a deal (a transaction). That keeps the form's parties, dates and documents together with the rest of the file. This article shows how you pick the deal when you start a form, how to create a deal on the spot, and what happens to a draft that has no deal yet.
Starting a form from Forms/Contracts
- In the left menu, click Forms/Contracts.
- On the Library tab, find the form and click Start form.
- Find the property with the MLS search, or type the address.
- On Which deal is this form for?, pick the deal.
- Click Create form on this deal.
The deal list shows:
- Matching deals: deals of the client you picked, or at the property you entered. When exactly one deal matches, it is already selected.
- Your other open deals: your other open deals, with deals on the form's side first. Each one shows its address, Listing or Buyer, and its stage. Deals you coordinate for another agent say You coordinate.
- Create a new deal: see the next section.
Closed, terminated, deleted, locked and practice deals are not listed.
Creating a new deal while you start a form
- On Which deal is this form for?, pick Create a new deal.
- Click Create deal and continue.
What Done-Deal creates depends on the form:
- A listing agreement (Exclusive Right-to-Sell, LC50): Done-Deal creates the listing from the agreement, at the address you entered, in the Pre-Listing stage. A listing needs an address. If you skipped it, click Back to property to add the address.
- Any other form: Done-Deal creates a deal on the side you represent, at the address you entered. A buyer deal can start without an address. If you picked a client, they are added to the deal as the buyer or seller.
Note: If your account can't start another deal (for example, your free trial deal is used), Done-Deal says so and shows See plans. You can still pick one of your existing deals.
Starting a form from inside a deal
Open the deal, go to its Documents tab, and click New form. Done-Deal already knows the deal, so it skips the client, property and deal steps and fills in the names and address from the deal.
Opening a draft that has no deal yet
Drafts started before this change may have no deal. When you open one, Done-Deal asks Which deal is this contract for? before the editor opens.
- Pick one of your open deals and click Attach and continue.
- Or pick Create a new deal, check the property address, and click Create deal and continue.
The editor then opens with everything you typed. Not ready to choose? Click Back to Drafts, or Delete draft if you don't need it.
Only the agent who started the draft is asked. Contracts that were already sent, signed or executed are not affected.
Building a template
A template is not a contract, so it needs no deal. On the Templates tab, click + New Template, pick the form, and fill in the parts you reuse.
FAQ
Why do I have to pick a deal before filling out a form?
A form on its own has nowhere to keep its parties, dates and documents. On a deal, the buyers and sellers fill in for you, the deadlines land on the deal's calendar, and the signed copy files to the deal's documents.
Can I fill out a listing agreement before I have the listing?
Yes. Start the listing agreement with the property address and pick Create a new deal. The listing starts in Pre-Listing, ready for your appointment.
The deal I want isn't in the list.
Closed, terminated and deleted deals are not listed. Restore a deleted deal from Recently deleted at the bottom of the Deals page, or create a new deal.
