Filling contract dates with date templates
A date template remembers how you date each deadline in section 3 of the Contract to Buy and Sell (CBS1, CBS2, CBS3, CBS4). Use one when you start a new contract to fill every deadline at once instead of typing 30 dates by hand. If you used "Auto Dating Deadlines" in CTM eContracts (CTM), this works the same way.
Templates are yours: other agents and coordinators do not see them, and you build as many as you like (for example "21 Day MEC Dates" and "30 Day Hard Dates").
Open the date templates panel
- Open the contract draft.
- In the toolbar, click Dates & deadlines. A panel opens on the right.
- The first time, click Create your first template. It starts from Done-Deal's standard Colorado timeline, and you can change any row.
How each row is dated
Each deadline row has a Count from choice and a number of days:
- Contract: the contract date plus that many calendar days. These are "hard dates" that print as a real date.
- Closing: that many days before or after the closing date (before is the default).
- MEC: prints the text "MEC + 3 Days" on the contract. Mutual execution of contract (MEC) has not happened yet when you write the offer, so the contract counts from it once both sides sign. Possession Date cannot use MEC because it must be a real date.
- Clear: empties that field.
Click the selected choice again to unselect it. A row with nothing selected is left exactly as it is on the contract.
The Result column updates as you go. It shows the date that will be filled, the MEC text, "Will clear", or why a row cannot be filled yet (for example "Enter the closing date to compute this").
Weekends and holidays
Check Check for weekends & holidays to move any computed date that lands on a Saturday, Sunday, or federal or Colorado holiday:
- Dates counted from the contract date, or after closing, move forward to the next business day.
- Dates counted before closing move backward, so they never get closer to closing than you asked.
The Result column tells you when a date moved and why (for example "Moved from Independence Day 07/04/2026"). The setting is saved with the template. When you fill the contract, Done-Deal also checks the matching box in section 3.3.3: deadlines Will be extended when this is on, Will Not when it is off. MEC rows are never moved by the panel; section 3.3.3 governs them once the contract is signed.
Fill the contract
- Pick a template from the Template list.
- Check the Contract date and Closing date. They come from the contract when it already has them. They are not saved on the template.
- Adjust any rows for this contract.
- Click Save and fill contract. Your template changes are saved, then the dates go into the contract.
If the contract already has dates that would change, the panel says "This replaces N dates already on the contract." Click Replace N and fill to go ahead, or change your rows first. If something goes wrong, the panel says what failed and offers Try again; the contract is not changed.
Tip: Click Save template to keep your row changes without filling anything.
Note: The filled dates are ordinary contract fields. You can still edit any of them on the form before you send the contract.
Manage templates
- New creates another template from the standard timeline.
- Rename changes the selected template's name.
- Delete removes it after you confirm. Contracts you already filled keep their dates.
FAQ
Why is the Dates & deadlines button missing?
It only appears on a Contract to Buy and Sell (CBS1, CBS2, CBS3, CBS4) that you are still writing. Amendments, listing contracts and counterproposals do not have it: an amendment lists only the dates it changes, so filling every date from a template would change them all.
Will this change the deadlines on my transaction calendar?
Not by itself. Date templates fill the contract you are writing. Once the contract is fully signed, Done-Deal builds the transaction's deadlines from the signed contract; see How deadlines are calculated.
Can I use a template on a contract that is already signed?
No. Date templates are for writing a new contract. To change dates on a signed contract, use an amendment.
